My wife, two-year old daughter, and I bought our first house in July 2010 and Fern Rice’s assistance and advice was invaluable to us especially as a first time home buyer. Our search lasted well over six months and during that time Fern continually sent us listings and always followed up to see if there were any we wanted to see. When we wanted to see a listing she availed herself on weekends and weeknights to make appointments and always came prepared with fact sheets and statistics about the area and her view of where the real estate market was headed. When we were viewing a house she didn’t hesitate to offer her advice and always asked for our thoughts. For example, there was one house I thought would be a good fit but Fern quickly pointed out the house had been recently flipped and the work looked sub-par to her. She pointed out that the cabinets weren’t level and the material was on the cheaper end. Another example is we looked at a house that seemed a good fit but Fern pointed out that the seller was only going through the process because he was behind on his mortgage. It didn’t appear to her the person wanted to sell and prepared us that it would be a long drawn out process that had a minimal chance of going through. After contemplating it we took her advice and didn’t submit an offer. The house was still on the market six months later even though it is fairly priced in a good school district. Last we heard the seller was trying to work out a loan modification.
After looking at 30 plus houses we finally had a deal on a house that seemed to fit all of our criteria. Again, Fern was familiar with the process and paper work and made sure everything went along smoothly. She has a large rolodex and always had suggestions for housing inspectors, loan brokers, plumbers, and even cleaning services. All of the people she recommended were outstanding and all did a very though job. She always made sure we had everything we needed in order to close. She patiently explained the normal timeline and answered all of our questions and would always check to make sure we didn’t have any further questions.
A few times the process was held up by the seller and Fern religiously followed-up and always provided updates. She was optimistic the deal would go through but still prepared us in case it didn’t and pushed us to continue to look at new offerings. We finally closed on the house.
I wouldn’t hesitate to use Fern again or recommend her to family and friends. I thought she did an outstanding job and always put us first.

Fern Rice was our realtor from 2009-2010 during which time my husband and I were looking for a home in Thousand Oaks for ourselves and our young son. We were first time home buyers and began our search with little knowledge of neither the area nor the real estate market.

Fern Rice helped us get into our very first house almost 1 year ago. This was to be our first home purchased together. We were handed off to Fern Rice by Leo McHale at Rodeo Realty who had suggested she work with us being that we were first time home buyers. Fern called us and talked to us about our needs and began emailing us multiple listings in our area. The next weekend she was eager to meet with us and show us some homes. We looked at about 7 or 8 condos and little did we know that the first one we looked into was soon to became ours. The great thing about Fern was that she did not pressure or push us to make a decision. After two days at looking at homes, Fern had put in an offer for us. We made our offer on a Monday. The Sunday night prior, we scrambled all day to gather our paperwork. Fern graciously allowed us to visit her house so that she could sign the papers at 12am to ensure the offer could be submitted the next morning. We felt that we could always call Fern with questions and she was always so willing to answer them. She really catered to our needs by always making herself available for us.
Fern always kept a positive attitude when issues with the loan began taking a turn for the worst. She was always there to assure us that everything would be fine and that the loan would go through. She was always sure to meet important deadlines and took things very seriously. When tax season came around, without even asking, Fern took the initiative and emailed us our tax forms for the new homebuyer tax credit. Fern is not just a real estate agent she is a friend. We will always keep in touch with her.
